An adaptive reuse development in Denver’s RiNo (River North) district with Puttshack, Rivian, formerly Yardbird, and future residences, LOT Twenty Eight showcases the transformative power of repurposing existing structures, providing a dynamic gathering place that captures the essence of RiNo's creative spirit.

DEVELOPMENT & Scope

General partner Lagniappe Capital Partners and limited partner Platform Ventures bought the property in November 2021. LOT Twenty Eight includes seven contiguous buildings that once operated as manufacturing facilities, as well as 20,000 square feet of outdoor patio space featuring murals painted by local artists. LOT Twenty Eight design integrates much of the original structures, including the building facades and shells, exposed brick walls, and Puttshack’s double-barrel roof.

  • Puttshack reimagines traditional mini-golf by integrating cutting-edge tracking technology, allowing for interactive and immersive gameplay. With state-of-the-art courses, vibrant visuals, and competitive gameplay, Puttshack offers an exciting entertainment option for people of all ages.

  • Turnkey restaurant with 14K sf of interior space, plus 12.5K sf of outdoor patio space.

  • Complementing the entertainment and dining options is Rivian, an electric vehicle (EV) experience center. Rivian, a leading manufacturer of electric vehicles, sets up an interactive showroom where visitors can explore and learn about their cutting-edge electric models. The experience center showcases Rivian's commitment to sustainability, innovation, and adventure, offering test drives, educational displays, and an engaging environment for EV enthusiasts and curious onlookers.
